How does the enhanced rebate work?

The rebate works in two parts: relief on the provincial portion of HST, plus an Ontario top-up worth up to the equivalent of the 5% federal portion — together reducing what buyers pay on eligible new home purchases.

Will I receive the rebate at closing?

For eligible purchasers, the applicable Enhanced New Home Rebate is reflected directly in the purchase price, providing the benefit upfront. There is no need to wait until closing for the rebate to appear on your statement of adjustments or to fund the amount and claim it afterward. Eligibility requirements apply.

Is the advertised price the price I pay at closing?

Where identified as net of the Enhanced New Home Rebate, the advertised price reflects the applicable savings available to eligible purchasers. This reduced price will be included in the Agreement of Purchase and Sale, so there is no need to wait until closing to receive the benefit.

How much could I receive?

Eligible purchasers may benefit from up to $130,000 in total savings, including up to $80,000 through the Ontario Enhanced New Home Rebate and up to $50,000 through the additional Ontario 5% top-up. The actual amount depends on the home’s purchase price and applicable eligibility requirements.

What may affect your rebate?

Agreement date: Generally April 1, 2026 to March 31, 2027 for the Ontario Enhanced New Housing Rebate (ENHR).
Purchase price: The available amount changes at certain price thresholds.

Is the enhanced rebate only for first-time buyers?

No. The temporary Ontario Enhanced New Home Rebate is available to eligible purchasers of new homes, not only first-time buyers. It is separate from the federal First-Time Home Buyers’ GST/HST Rebate, which has its own eligibility requirements.
